Te Mania Affordable Rental Programme

Affordable Rental Homes in Te Puke, Western Bay of Plenty

Everyone deserves the opportunity to live in a warm, healthy home without the pressure of paying full market rent.

The Te Mania Affordable Rental Programme, delivered by the Bay of Plenty Housing Equity Fund (BOPHEF) in Te Puke, provides a limited number of high-quality homes at below-market rents for eligible households who are working, contributing to their community, and looking for a place to call home.

The programme is designed for individuals and families who may not qualify for government housing support but are finding it increasingly difficult to keep up with rising rental costs.

Primary eligibility criteria

●      Your household earns below the relevant income threshold (see below)

●      Sustaining a minimum of 30 hours of paid employment per week in aggregate across the household

●      You do not own residential property

●      You cannot comfortably access suitable market rental housing

●      You are a New Zealand citizen or permanent resident

Maximum Gross Household Income (Annual)

1 person: Up to $85,000

2 people: Up to $110,000

3-4 people: Up to $140,000

5+ people: Up to $160,000

  • A warm, modern, quality 2 or 3 bedroom home in brand new Te Mania neighbourhood in Te Puke

  • Rent set below current market levels

  • Greater housing security with the opportunity for a long-term tenancy

  • The ability to reduce housing costs, build financial resilience, and plan confidently for the future

Because the number of homes is limited, applications will be assessed against the programme's eligibility criteria to ensure homes are allocated to households who will benefit most
