New Ground Living is a portfolio of residential rental properties managed by New Ground Property Management Limited, a subsidiary of New Ground Capital Limited. Our business model is common overseas but is new to the New Zealand rental market. We believe in a mutually beneficial relationship between the landlord and tenant that values long tenure and professional maintenance of quality homes.

Initially we are leasing houses in Hobsonville Point in a development named Kerepeti. These homes are located in two precincts immediately adjacent to the new primary and secondary school. Hobsonville Point is a vibrant and growing community with wonderful amenities and great road and ferry connections to central Auckland.

We have fully rented our Whenuapai portfolio and have a development underway in Queenstown as well as projects in the pipeline for Auckland.

Many New Zealand renters are not getting a fair deal with poorly maintained housing, little security of tenure and skyrocketing rents. New Ground Living is changing this for the better. We treat our tenants as our valued long-term customers by offering quality new or near-new properties, near schools and transport, that can be rented for terms of 3 to 7 years! We can accommodate early releases from your tenancy; rental increases are agreed at the start of your tenancy; and we have ongoing maintenance programs. It’s renting as it should be.

We offer terraced and walk-up houses as well as apartments in a range of 1, 2 and 3 bedroom layouts. We have designed these units to be comfortable, warm, dry and durable homes. They are built by New Zealand’s most reputable construction companies and feature high quality fittings and finishes throughout.

Our objective is to provide security of tenure for renting households by providing leases between 3 and 7 years. We have also agreed longer lease terms for employers to provide continuity of housing for their staff. Should your circumstances change, we can release you from your lease with 90 days notice.

Rental rates will increase with CPI (Consumer Price Index) for 3 years and then be reset to the market.

Yes, we will grant requests from our tenants to break their lease with 90 days’ notice.

Yes, each Tenancy is bound by a Lease Agreement. The Bond will be held and released by Tenancy Services in line with New Zealand legislative requirements.

Our website will eventually feature all the NGL developments available for rent. You will be able to search using a number of filters including location, bedrooms and price. You can register your interest and we will come back to you when out first development, Kerepeti, is released.

Currently we are accepting registrations of interest in becoming a New Ground Living tenant. Once our properties are ready for leasing, we will contact you via email to begin the application process.

No, once you are pre-qualified for a New Ground Living house we will maintain your approval for a period of one year since you last applied.

New Ground Living goes to great lengths to make sure that our properties are comfortable, healthy and secure homes.  This means that we not only need to ensure that our tenants will value and look after their rental homes, but that they will also be good neighbours and community members.

We therefore require the completion of credit, criminal history and prior landlord checks as part of our initial application process.  To ensure that your home will not become a financial burden, we also require evidence that your gross monthly household income is at least three times the monthly rent.

All of our properties will be professionally managed. Due to the scale of our projects we will be able to employ a building manager to assist with the on-going enjoyment of your home. We have the support of Colliers professional Property Management team and have a dedicated 24/7 New Ground Living 0800 customer service number meaning that any issues can be attended to quickly.

Our aim is enable our families to make our house their home, so we will do our best to accommodate pets.

All our properties are new or near-new with quality finishes and high specifications. But should you want to make minor modifications around the home, we will do what we can to accommodate these.  Of course, it’s not always going to be possible to accommodate every request, but our starting position is “let’s see if we can say yes”.

Yes, absolutely. We prefer paperless and all want less admin, right? Direct debits will be ideal.

We have partnered with MoovMe to assist your move. We are also developing options for all-in-one utilities billing to make your monthly admin that much easier.
